Historic Downtown Commercial Real Estate Available For Lease
By Cofounder of Fears & Clark Tulsa Commercial Real Estate Group Clay Clark
With over 2 million square feet of historic Tulsa commercial office space available for lease, Kanbar Properties is poised to reinvigorate Tulsa’s downtown business environment. With the oil boom, the technology boom and now the
investment boom. Tuls’s downtown vibrance is returning. In 2005, after the sale of his hugely popular SKYY Vodka, Kanbar aquired 2.3 million square feet of downtown Tulsa Commercial Real Estate. In 2007 Kanbar properties was
formed to manage the 16 building that comprise nearly 30% of downtown Tulsa’s commercial office space. To demonstrate their dedication to revitatlize downtown Tulsa and the urban community that once existed downtown, Kanbar has worked diligently to become a model corporate citizen and good neighbor. In addition to Maurice Kanbar’s philanthropic giving to various Tulsa based charitable organizations, Kanbar has made significant donations to Downtown Tulsa Unlimited to finance the Police Department’s community service office in the Oil Capital building. Kanbar properties also made the Arco Building available to the Tulsa Fire Department in order to conduct testing and training maneuvers. During Tulsa’s famous “Mayfest,”
Kanbar offered parking access for the handicapped and special access drivers. For the “Centennial” celebration, Kanbar made their buildings available to become a canvas for the laser light show that captivated the downtown Tulsa audience.
So who is Maurice Kanbar and why does he want to invest in downtown Tulsa commercial office space?
Maurice Kanbas is an innovator, he is an entrepreneur and he owns about 30% of Tulsa’s downtown commercial real estate. During Maurice’s storied career he has invented countless products, however today he still holds the patent on 36 patents on various consumer and medical related products. Kanbar invented the famous D-Fuzz-It comb for sweaters, the incredible Tangoes Puzzle Game, the innovative Safetyglide hypodermic needle protector, the life-changing cryogenic cataract remover, the revolutionary LED traffic light and the office-friendly Zip Notes. Kanbar is also creditd as being the founder of New York’s very first multiplex cinema, the Quad Cinema, which was the 1st movie theatre in Manhattan to actually have 4 small auditoriums in one buildin. He made a huge splash in the
beverage industry with his invention of the SKYY vodka. He also brought the Vermeer Dutch Chocolate Cream Liqueur to market and most recently launced the Blue Angel Premium Vodka. Maurice’s animated film entitled “Hookwinked” also grossed over $100 million worldwide.
Maurice is a graduate from Philadelphia University, where he studied Materials Science (and apparently was pretty good at it). In 2005 Maurice donated $6 million for the construction of the school’s new campus center, which was the largest donation in the school’s history. He has also received honorary degrees from numerous colleges including, Kenyon College, Bar-Llan University and Yeshiva University. Today Kanbar lives in San Francisco. Mr. Kanbar has truly changed the way that we view films, drive through traffic, pick those irritating fuzzy balls from our sweaters, enjoy a beverage at the bar and receive medial injections. With a mind that never stops inventing and innovating, Mr. Kanbar also recently released Hookwinked Too! Hood vs .Evil.
Having been born and raised in the heart of New York (Brooklyn). Mr. Kanbar has been quoted as saying, “There are many people out there with ideas. What I have is a gift. Some people have it, some people don’t.” With a passion for invention, a philanthropic heart and a mind the never stops working he has said, “The money I make goes to charity. I don’t need anything material in my life. I don’t need a jet or a yacht. But education? I give to education because it’s something you can’t take away from anyone.”

By Clay Clark
Cofounder of Fears & Clark Tulsa Commercial Real Estate Group
“Results Through Innovative Marketing”
About Clay Clark:
During 1998 while still living in his parents’ Minnesota basement Clay Clark started a t-shirt printing company and a mobile entertainment service called, “C & G” DJ Service. Clark then left high school early to attend college early
at St. Cloud State University. In 1999 Clark moved to Tulsa, Oklahoma to attend Oral Roberts University. In order to pay for his college education (invention out of necessity), Clark started DJ Connection out of his college dorm room.
“After two years of dialing, smiling and hustling” Clark says he finally felt as though he had created a positive momentum for his new business. This positive momentum was recognized by the Tulsa Chamber of Commerce when they
awarded him as the city’s “Entrepreneur of the Year” at the age of 20. Clark was just hitting his stride as an entrepreneur.
In 2003 Clark founded Cherished Traditions Videography Service. By 2005, Clark’s businesses were now doing nearly 4,000 weddings per year between Dallas (Texas), Tulsa (Oklahoma) & Oklahoma City (Oklahoma). In 2007 Clark was recognized nationally
as the U.S. Small Business Administration “Entrepreneur of the Year.” Since 1999, Clark has started and helped to create numerous successful businesses and associations including, the “Tulsa Bridal Association,” “Cherished Traditions Videography,” “Epic Photography,” “Tulsa Wedding Limousines,” “Man Up Entrepreneurship Bootcamps,” “Fears & Clark Tulsa Real Estate Group,” “Party Perfect Rentals & Supplies,” “Make Your Life Epic Consulting” and others.
In 2009 Clark was again honored nationally with the U.S. Chamber “National Blue Ribbon Quality Award.” Clay Clark is a serial entrepeneur at his core and a creative being at his best. His hip hop parodies have been written about in the “New York Times,”
articles by the Washington Post’s Jeff Jarvis and countless Minnesota Vikings fans who love his “Brett Favre Song.” So what’s next for Clark? With 5 kids, 1 beautiful wife and only 24 hours per day, Clark is busy “trying to educate, inspire and empower entrepreneurs.”
