Tulsa Commercial Real Estate Experts: A Review of Mod's Restaurant (Gelato)

Recently, an appointment with one of our real estate clients lead us to the intersection of 5th and Boston in downtown Tulsa. The client was very interested in finding some commercial real estate for their expanding restaurant business. This client already has a huge Tulsa following and now they are looking to expand yet again. To familiarize you with the area, we were walking north on Boston and walking towards the towering BOK Tower. The client looked around the intersection where 5th & Boston meet and really liked the architecture he was seeing. The 1st Place Tower with all of its marble and granite was quite impressive. The Philcade Tower with its detailed art deco exterior and its dramatic interior lobby was quite compelling to our client. Most times people who see the inside of the Philtower for the first time are completely wowed at the detail, the history and the overall effect this building’s buildout has on them initially.
After much showing and looking the time to conclude the appointment had come, however there we were standing in front of Mod’s. This place is famous for its crepes and its gelato. Gelato is a homemade ice cream, that is very unique, rich and creamy. Mod’s actually makes fresh gelato daily and it has quite a reputation as being a wonderful place to eat downtown. Because Elote and Mod’s are one of the only restaurants currently open after 5:00 pm in the Deco District, they are also the leaders of quite a loyal fan base. Long story short, we had to go in to see what all the excitement was about. There was quite a few people inside waiting for an order of this famous gelato. The attendant mowed through the line politely, energetically and quickly and then finally it was our turn to make a decision and to order some of this famous gelato. However, there were so many flavors to choose from we both felt as though our brains my explode. We asked if we could sample this and that and a little more of this an a little more of that and then finally we made our selections. After paying for our gelato, we promptly grabbed our seats and go down to the business of eating gelato. The gelato was incredible. It was like a party was occuring in my mouth. I felt bad that I wasn’t talking to my client anymore, but it became clear that he was totally into his gelato too. So we didn’t talk, we just ate gelato while experiencing our private euphoria. It was incredible.
Needless to say, when we left Mod’s my client liked me much more than he did before we went into Mod’s. My client’s opinion of 5th and Boston was greatly enhanced by his experience to this great local Tulsa restaurant. He was wowed with the art deco buildings and the food. Another win for Fears & Clark. The experience we had at Mod’s was great overall.
