In past, chances are when you heard about Louisville, Kentucky you thought about the “Kentucky Derby,” the birthplace of Muhammad Ali or Kentucky basketball. Today when many people hear the name “Louisville Kentucky,” they think about its thriving downtown and its booming Fourth Street Live Project.

As Kanbar Properties and the neighboring Tulsa Commercial Real Estate investors, and developers work to reinvent downtown I think it is absolutely important that we turn our attention to the sprawing, vibrant and ever-booming 4th Street Live District in Louisville, Kentucky from which we can draw ideas, and inspiration.

So What Is 4th Street Live?

Fourth Street Live is very different from the current downtown Tulsa. This entertainment and retail complex is located downtown in Louisville Kentucky between Muhammad Ali Boulevard and Liberty. It was actually designed by Bravura Corporation and it first opened to the citizens of Louisville on June 1st 2004. Its final completion and grand opening event was held on October 30th of 2004. With the help of local developers and local city planners the community truly hoped that this business district would attract more commercial development, tourism and commerce to the downtown Louisville scene.

Some of the notable restaurants that can be found in downtown Louisville include, the Hard Rock Cafe, TGI Friday’s, the Red Star Tavern, Sully’s Irish Pub, Lucky Strike Lanes (a unique bowling alley), Friday’s Rocks, the first-ever Maker’s Mark Bourbon House and Lounge, Tengo Sed Cantina and many more. Borders Books & Music, the Gamestop, T-Mobile and other retailers now also call this entertainment district home.

Today a mall style outdoor food court draws a crowd nearly seven days a week. This food court includes, Wendy’s, Cold Stone Creamery, and a Subway Sandwich shop. Because there is always something to see, do, and eat this area never struggles to draw a crowd. Every night of the week a concert is schedule or a promotional event is hosted. Essentially this downtown entertainment district has almost become a mini Las Vegas catering to the endless entertainment needs of the surrounding communities and the tourist population.

As Downtown Tulsa comes out of its 20 year sleep, it would be wise for us to study the success experienced by the 4th Street Live project in a meaningful way. Since 2004, Louisville Kentucky has successful created a downtown energy that was not there by building a “catalyst” that created the momentum. What will be Tulsa’s catalyst? With the establishment of the BOK Center, the OneOK Field, the Mayo Lofts and Apartments and the Blue Dome District well under way, I believe Kanbar Properties and other commercial real estate investors will now begin to play critical part in the energizing out downtown Tulsa. Like Ghandi once said (completely out of context), “You must become the change that you want to see.”
