Having been born and raised in Tulsa (with the exception of a 6 year stint in Minnesota), I am about as familiar and the history of Tulsa as any native. I grew up in Broken Arrow Schools, attended college at Oral Roberts University and today I run numerous business ventures in Tulsa. The venture that requires the majority of my attention is working as the Marketing Director for Fears & Clark Tulsa Commercial Real Estate. With this position it is essentially my job to make sure that the buildings of the clients we represent stay full at all times. To keep them full, I simply oversee a team of delusional optimists who believe in Tulsa more than anyone else. Our entire team believes that Tulsa’s economy is one of the best in the country. They believe that downtown Tulsa is beautiful, historic and full of opportunity. They believe that relocating any national firm to Tulsa would be a great decision based on the cost of living, the amounts of quality potential employees in the city, and the overall quality of life that most Tulsans can enjoy if they choose to work in this city.
A big portion of my day right now is devoted to returning the vibrancy to downtown Tulsa. How is this possible? What must be done to return the former “oil capital of the world” to its earlier glory? What must be done to get our streets filled by day and night? What must be done to create that buzz that the city once had for so long? I believe that solution to these problems is actually pretty simple. According to the Tulsa Chamber of Commerce, Tulsa has nearly 44,000 businesses in town. Nearly 82% of those companies employ less than 10 people. Thus, if we want to fill up all of downtown Tulsa we just have to contact 44,000 businesses twice in the next year. And really calling them all twice is pretty doable when you know that the average call rep can make close to 100 prospect calls per day. Add to the fact that we always employ no less than 4 reps at any given time and quickly begin to realize that our team will call 2,000 businesses per week. Multiply this by 22 weeks and you will realize that we are currently contacting all of Tulsa every 22 weeks. What do we say when we make these calls? And what is the purpose of our calls? Simply put, we point out the convenience, the history, and the potential opportunities that downtown Tulsa represents.
