Tulsa Commercial Real Estate – Here Comes Another Boom For Downtown Tulsa

By U.S. SBA Entepreneur of the Year & Tulsa Commercial Real Estate Marketing Expert – Clay Clark

With the renovation of the historic Mayo Hotel, the bustle of the newly constructed BOK Center, the energy being created at OneOK Field & the investment by Kanbar Properties into the commercial real estate, downtown Tulsa is poised for yet another boom.

Is it truly possible that downtown Tulsa’s energy is back? After 20 years of a near ghost-town-feeling being associated with the heart of the downtown, it appears as though downtown Tulsa is back. Just take one look at the new restaraunts and the number of new tenants moving into Tulsa’s historic office buildings and you will become quickly aware of how quickly Tulsa’s turn-around process is moving.

Just one example of a historic building that is making a quick comeback is the Philcade tower. The Philcade Tower was originally designed by the late great Leon B. Senter. Leon was from the architectural firm called Smith & Sener. Leon was actually commissioned by the Tulsa oilman Waite Phillips to design and build the Philcade Building.

The groundbreaking celebration did not happen until 1929 and it was completed nearly 2 years later in 1931. The building was designed to accomodate the existing architectural theme of the Philtower. It was designed to not compete against its original and gothic design.

The Philcade Building was put on the list of Historical Preservation Registered Properties on September 18th, 1986 (I still celebrate that date today with tearful memories…well maybe not tearful, but I do get excited about it).

The art deco motifs, along with the complimentary rich bronze, and the polished St. Genevieve marble lend themselves to the the beautiful lobby’s ambiance and elegant style and appearance.

Since being purchased by the Kanbar Properties group, the Philcade tower has experienced yet another makeover. However, this time the makeover is not so much about the architectural design. This time the makeover is about filling the building up. With new tenants coming on board every month, it won’t be long until the hustle and bustle that was once present in the Philcade tower returns to Tulsa and to this historic and beautiful property.
