Tulsa Commercial Real Estate – The Rebirth of Downtown Tulsa

This past week I devoted nearly an entire morning to interviewing Tulsans about their thoughts on downtown Tulsa and the downtown Tulsa commercial real estate. My question was simple. I asked each person,
“When you think of downtown Tulsa, what do you think of?” I had an idea about what some people would said, but I really was not prepared for the answers I got. The answers raged from apathetic, to uniformed, to fearful over safety issues
to simply not excited about downtown. Out of the 50 + people that I interviewed there were a couple of poeple that indicated that they really did like downtown because they lived near downtown and thought it was a good thing for the city.
Two middle-aged women I interviewed thought that downtown was “making a comeback,” and another woman indicated that she “would be more willing to go downtown if there was something to do.” And I really do feel the people I interviewed
provided answers that were indicative about the general feelings Tulsans have about downtown. Some of us have been there to attend a recent Drillers game and some of us have recently attended a concert there, but almost no one consistently goes
down there right now. Why is that? Why don’t Tulsans go downtown more often? Why does the city of Tulsa look like a scene out of an apocolyptic movie after 5:00 pm on a weekday? After interviewing many people about this subject I believe
that people don’t go downtown because they believe that downtown Tulsa is unsafe, inconvenient, and lacking entertainment and attractions. So what can we do to improve downtown Tulsa? Is a rebirth of downtown Tulsa really possible?
So what can we do to improve downtown Tulsa?
To improve downtown Tulsa, I believe it will start with filling up the large and largely-empty commercial real estate buildings in downtown Tulsa. Who is going to fill up those buildings? I believe that the change of ownership of many of the downtown historic Tulsa office buildings was a great first step. One half of the partnership that purchased these properties is an inventor and visionary by the name of Maurice Kanbar. I believe that the properties could not have found a better owner. Although most Tulsans are unaware of it
Maurice Kanbar is an inventor of several common products ranging from the modern LED traffic light, to SKYY vodka, to some of the innovative technologies currently being used in the medical field. Essentially the man has made a fortune solving problems.
Kanbar looks for problems and then he approaches the problem with the FAITH that he will find a solution. What is Tulsa’s problem? Downtown has been dead for a long time? What does it need to fix this problem? Faith and innovation. Downtown Tulsa needs Maurice Kanbar.
- During 1998 while still living in his parents’ Minnesota basement Clay Clark started a t-shirt printing company and a mobile entertainment service called, “C & G” DJ Service. Clark then left high school early to attend college early at St. Cloud State University. In 1999 Clark moved to Tulsa, Oklahoma to attend Oral Roberts University. In order to pay for his college education (invention out of necessity), Clark started DJ Connection out of his college dorm room.
- “After two years of dialing, smiling and hustling” Clark says he finally felt as though he had created a positive momentum for his new business. This positive momentum was recognized by the Tulsa Chamber of Commerce when they awarded him as the city’s “Entrepreneur of the Year” at the age of 20. Clark was just hitting his stride as an entrepreneur.
- In 2003 Clark founded Cherished Traditions Videography Service and the Tulsa Bridal Association with the help of Lori Montag (the inventor of the Zany Bandz). By 2005, Clark’s businesses were now doing nearly 4,000 weddings per year between Dallas (Texas), Tulsa (Oklahoma) & Oklahoma City (Oklahoma). In 2007 Clark was recognized nationally as the U.S. Small Business Administration “Entrepreneur of the Year.” Since 1999, Clark has started and helped to create numerous successful businesses and associations including, the “Tulsa Bridal Association,” “Cherished Traditions Videography,” “Epic Photography,” “Tulsa Wedding Limousines,” “Man Up Entrepreneurship Bootcamps,” “Fears & Clark Tulsa Real Estate Group,” “Party Perfect Rentals & Supplies,” “Make Your Life Epic Consulting” and others.
- In 2009 Clark was again honored nationally with the U.S. Chamber “National Blue Ribbon Quality Award.” Clay Clark is a serial entrepeneur at his core and a creative being at his best. - During 1998 while still living in his parents’ Minnesota basement Clay Clark started a t-shirt printing company and a mobile entertainment service called, “C & G” DJ Service. Clark then left high school early to attend college early at St. Cloud State University. In 1999 Clark moved to Tulsa, Oklahoma to attend Oral Roberts University. In order to pay for his college education (invention out of necessity), Clark started DJ Connection out of his college dorm room.
- “After two years of dialing, smiling and hustling” Clark says he finally felt as though he had created a positive momentum for his new business. This positive momentum was recognized by the Tulsa Chamber of Commerce when they awarded him as the city’s “Entrepreneur of the Year” at the age of 20. Clark was just hitting his stride as an entrepreneur.
- In 2003 Clark founded Cherished Traditions Videography Service and the Tulsa Bridal Association with the help of Lori Montag (the inventor of the Zany Bandz). By 2005, Clark’s businesses were now doing nearly 4,000 weddings per year between Dallas (Texas), Tulsa (Oklahoma) & Oklahoma City (Oklahoma). In 2007 Clark was recognized nationally as the U.S. Small Business Administration “Entrepreneur of the Year.” Since 1999, Clark has started and helped to create numerous successful businesses and associations including, the “Tulsa Bridal Association,” “Cherished Traditions Videography,” “Epic Photography,” “Tulsa Wedding Limousines,” “Man Up Entrepreneurship Bootcamps,” “Fears & Clark Tulsa Real Estate Group,” “Party Perfect Rentals & Supplies,” “Make Your Life Epic Consulting” and others.
- In 2009 Clark was again honored nationally with the U.S. Chamber “National Blue Ribbon Quality Award.” Clay Clark is a serial entrepeneur at his core and a creative being at his best. His hip hop parodies have been written about in the “New York Times,” articles by the Washington Post’s Jeff Jarvis and countless Minnesota Vikings fans who love his “Brett Favre Song.”
- So what’s next for Clark? With 5 kids, 1 beautiful wife and only 24 hours per day, Clark is busy “trying to educate, inspire and empower entrepreneurs.”
