Tulsa Commercial Real Estate – The Tallest Buildings In Tulsa, Oklahoma

By Clay Clark – Marketing Director and Cofounder of Fears & Clark Tulsa Commercial Real Estate Group

The other day I was driving downtown with top down on the convertable enjoying the beautiful whether. For some reason this has been the year of the “heat wave,” I blame Al Gore, for this (I think his carbon foot print is too large), but this particular day was gorgeous. It has just rained and thus the humidity had been flushed out of the air, and air felt more like that of San Diego afternoon than that of a typical Oklahoma afteroon. The mugginess was gone. Thus, I found myself cruising around downtown Tulsa en route to meeting with client who was inquiring about leasing some commercial real estate in Tulsa. Around the time I passed by the new Super QuikTrip (that has been recently renovated) I came to red stop light. Thus, I stopped. When I stopped I looked up as debated running the light and then I saw it. And I saw it truly for the first time. I witnessed the spectacular view of the Tulsa skyline.

Having lived in Tulsa, Oklahoma for years, it has been one of those things where I have been downtown hundreds of times, but I have never stopped and gazed at the wonderment, the architecture and the opportunities presented by the heart of downtown Tulsa. The skyline of Tulsa is amazing.

The tallest building in Tulsa is the 52-story BOK Tower, whch rises 667 feet in the downtown of Tulsa. It is the tallest building in Tulsa and in the surrounding states of New Mexico, Kansas, Missouri and Arkansas. The building will actually no longer be the tallest once those competitive folks at Devon Energy in Oklahoma City, Oklahoma complete their construction of their 900 ft skyscraper they are currently working on. This building is set to be completed in 2012, but I believe they will run behind and that the Bank of Oklahoma Tower will remain the tallest building until at least the year 2070. It could happen, believe it Tulsans.

Another incredible Tulsa skyscraper of note is the Citiplex Tower which is located in the south Tulsa across the street from the Oral Roberts University campus. The building is truly an original. This building which is part of the CityPlex Towers Complex stands as the second-tallest building in the state of Oklahoma. Its main purpose is to provide commercial office space for numerous businesses and humans that work there daily.

Six of the ten largest buildings in the Oklahoma area are located in Tulsa. The city has a total of 61 skyscrapers. Apparently their is a certain number of stories that your building must be before it is allowed to called a skyscraper. I have never heard the number, but the folks at Wikepedia are very confident that their user supplied content is mostly accurate, so we will just go with it.

Tulsa’s romance with skyscrapers began in 1918 with the construction of the famous Cosden Building. This building was ahead of its time in the Tulsa commercial real estate industry. Tulsa went through a huge building boom in the 1920s. A trip to Tulsa in the 1920s almost required wearing a hard hat at all times with all the cranes in the air. Many of the towers that were built were ereected in the Art-Deco style.

Many years later in the 1960s, the city again experienced a second and larger boom that until the 1980s and the historic oil crash that killed the inspiration and dreams of numerous oilmen of the time. During this time, Tulsans witnessed the construction of the CityPlex Towers and the BOK Tower. One little factoid that might wow your friends at the next dinner party you attend is that Tulsa has four actual skyscrapers that now are at least 500 feet tall. I might be wierd, but if I told my friends this at a dinner party, they would probably fall to the ground crying with joy and amazement as they were taken aback by my outstanding levels of wit.

Overall, as a feel-good ranking, Tulsa is ranked 3rd in the South Central United States behind Houston and Dallas 20th overall in the United States behind New York City, Chicago, Miami, Houston, Los Angeles, Dallas, Atlanta, San Francisco, Boston, Las Vegas. Seattle, Philadelphia, Pittsburg, Jersery City, the fabulous Minneapolis, the “Mile-High” Denver, “Motor City” Detroit, the home of the “Bobcats” Charlotte, and Columbus. Personally I am a little bit upset that Columbus is ahead of Tulsa after all the work we have put into building our high-rises.

Currently there are no high-rise buildings under construction in Tulsa, Oklahoma at the time. I personally take issue with this and I am rounding up a few guys to do a fund-raiser. The way I look at it is this. All we need to do is to sell 417,000 boxes of Girl Scout Cookies. If we do that that will net us at least enough money to get started on construction. If you would like to give money to our project or if you are looking to lease space in Tulsa, Oklahoma contact the Fears & Clark Tulsa Commercial Real Estate team today by calling us a the office.

In recent years there has been a proposal on the table (you know the table I am talking about) to build a 15-story Westin Hotel in the heart of downtown Tulsa. The West at the Tulsa Garden Square would be its name. The most recently built Tulsa skyscraper was the Mid-Continent Tower which was completed in 1984, just one year before Doc Brown and Marty went back in time.
